Strata SGM notice and special levy resolution template

A notice of special general meeting built around the most common reason to call one: a special levy. The resolution names the purpose, the total, each lot's share and the due dates, and Schedule A sets out the shares by unit entitlement.

Enter your strata plan number and we’ll put it — with your building’s name and address, where the registry has them — into every template you download. Only this browser remembers it.

What BC law asks of it

The rules this template is built around, with the section to check. Where your corporation has amended its bylaws, its own bylaws apply.

  • A special levy resolution sets out its purpose, the total amount, each strata lot's share and when it is due.Strata Property Act s.108
  • A levy shared by unit entitlement needs a ¾ vote; sharing it any other way needs a unanimous vote.s.108
  • A ¾ vote is three-quarters of the votes cast by eligible voters present in person or by proxy; abstentions are not counted.s.1
  • The full wording of a ¾ resolution goes in the notice, and it can only be amended at the meeting if the change isn't substantial and three-quarters agree first.ss.45, 50
  • Owners holding 20% of the votes can demand a special general meeting in writing; it must be held within four weeks.s.43
