These terms govern your access to and use of ManageStrata. By creating an account or using the service, you agree to them.
The service
ManageStrata provides cloud-based software for managing strata and condominium corporations, including compliance tracking, governance and meeting tools, financials, and document features. We may improve, change, or discontinue features over time.
Accounts
You are responsible for the activity under your account and for keeping your credentials secure. You must provide accurate information and have the authority to act for the corporation or unit you represent. Access within a corporation is role-based (owner, council, or manager).
Acceptable use
You agree not to:
- access data for a corporation you are not authorized to manage;
- upload unlawful content or infringe others’ rights;
- attempt to breach security, isolation, or rate limits; or
- use the service to violate applicable law.
AI features are assistive
AI-generated content — including document answers, red-flag summaries, classifications, and draft minutes — is assistive only, may contain errors, and must be reviewed by a person before being relied upon. It is not legal, financial, accounting, or professional advice. You are responsible for verifying outputs against the cited sources and your corporation’s governing documents and applicable law.
Payments
Paid plans and online payment processing (where enabled) are billed through our payment processor. Strata-fee payments made by owners are collected on behalf of the corporation. Fees are non-refundable except as required by law or expressly stated.
Your data
You and your corporation retain ownership of the data you submit. You grant us the limited rights needed to host and process it to provide the service. Our handling of personal information is described in our Privacy Policy.
Availability & disclaimer
The service is provided “as is” and “as available”, without warranties of any kind to the extent permitted by law. We do not warrant that it will be uninterrupted, error-free, or that it will satisfy any specific statutory obligation on its own.
Limitation of liability
To the maximum extent permitted by law, ManageStrata is not liable for indirect, incidental, or consequential damages, and our total liability for any claim is limited to the amount you paid for the service in the twelve months before the claim.
Termination
You may stop using the service at any time. We may suspend or terminate access for breach of these terms or to protect the service or its users.
Governing law
These terms are governed by the laws of British Columbia and the applicable laws of Canada, without regard to conflict-of-laws rules.
Changes & contact
