Is there really a free plan?

Yes. The Starter plan is free forever for duplexes (up to 2 units) — the compliance calendar, units & roster, the owner portal, document storage, and a small monthly AI allowance. Small self-managed stratas of 3–10 units get governance, online payments, and the AI assistant on the low-cost Small strata plan ($19/month).

How does pricing scale with the size of my corporation?

Small strata is $19/month for up to 10 units. Council is a flat $49/month for up to 25 units, then $1.50 per additional unit. Pro is billed per unit (from $1.75/unit) for property managers running multiple buildings. You only ever pay for the lots you actually manage.

What counts as an 'AI action'?

An AI action is one use of an AI feature — a document Q&A question, an agent run, an assistant (copilot) message, or an AI draft such as minutes. Plans include a generous monthly fair-use allowance; if you go over, additional actions are billed in small blocks so heavy users never get a surprise bill.

Are the AI features included, or extra?

Included. The AI document Q&A, red-flag scans, agents, and the assistant are part of the Council and Pro plans (Starter gets a smaller allowance). AI is assistive and human-in-the-loop — every output is cited and a person approves it.

Can I change plans or cancel anytime?

Yes. Upgrade, downgrade, or cancel at any time. Annual plans are billed yearly at roughly two months free versus monthly.

Is my corporation's data stored in Canada?

Yes. Data is hosted in a Canadian region and handled under PIPA/PIPEDA, with configurable retention and an immutable audit trail. Some AI processing occurs outside Canada under contract; see our Privacy Policy.
