Why the price per unit falls as you grow
Every owner shares the cost, so the more owners there are, the less each one pays. A 100-unit corporation is not charged four times what a 25-unit one pays for the same software — it pays about two and a half times, and each of its owners pays a third less.

- Do we have to fire our property manager to use ManageStrata?
- No. Your manager runs the building; ManageStrata gives your council its own place to keep the documents, watch the statutory dates, see where the money is going, run meetings and record decisions — and to ask questions of your own documents between reports. You can invite your manager in when it helps, and the record stays yours if you ever change companies. Councils that do want to self-manage can run everything here instead.
- Is there really a free plan?
- Yes. Free covers stratas of up to 4 units — duplexes, triplexes and fourplexes, which is more than a quarter of every strata corporation in BC and the band the Strata Property Act exempts from depreciation reports. You get the compliance calendar, units and roster, the owner portal, document storage, document Q&A with the page cited, electronic voting, and 100 AI actions a month. Nothing expires. If you want the bigger allowance, the agents or drafted minutes, you can buy Council at any size — it is billed for a minimum of 5 units, so the smallest it ever costs is $19.80 a month.
- How does pricing scale with the size of my corporation?
- Free covers up to 4 units. From 5 units there is one plan — Council — priced per lot with no ceiling: $3.96 a lot up to 25, then $2.40, $1.60 and $1.10 as your strata grows, so the rate per unit falls the bigger you get. A 5-unit strata is $19.80 a month, a 10-unit strata $39.60, a 25-unit strata $99, a 50-unit strata $159, a 236-unit strata about $434. Property Manager is for companies running several corporations and is quoted rather than listed — growing your building never moves you onto it.
- What does this cost each owner?
- Divide the plan by your lots. A 25-unit strata on Council pays $99/month — about $3.96 per unit per month, or $47.52 a year per owner. A 100-unit strata pays $259/month, about $2.59 per unit, and the rate keeps falling as the strata grows. That is the number worth putting in the budget, and it is usually smaller than a council expects.
- What counts as an 'AI action'?
- An AI action is one use of an AI feature — a document Q&A question, an agent run, an assistant (copilot) message, or an AI draft such as minutes. Free includes 100 a month and Council about 1,000, which is well above what a busy council actually uses. If you do go over, top-up blocks are available on every plan, Free included, so nobody gets a surprise bill.
- Are the AI features included, or extra?
- Included. Document answers, the five agents and the assistant are part of Council, and document Q&A is on Free too, with a smaller allowance. Help finding your way around — where a feature lives and how to use it — is on every plan, because nobody should have to pay to learn the software. Everything drafted shows its source, and a person approves it.
- Can we try Council before we pay?
- Yes. A corporation's first Council subscription starts with a 30-day free trial and no card is needed to begin — every agent, the drafted minutes, the assistant on your own data and the full allowance are on from day one. Add a card before the trial ends to keep Council. If you don't, the corporation returns to Free with everything it entered intact; you just can't add lots beyond the Free limit until you subscribe.
- Can I change plans or cancel anytime?
- Yes. Upgrade, downgrade, or cancel at any time. Annual plans are billed yearly at roughly two months free versus monthly.
- Is my corporation's data stored in Canada?
- Yes. Your data is stored in a Canadian region and handled under PIPA/PIPEDA, you choose how long each kind of record is kept, and every decision is written down and can't be edited later. Some AI processing happens outside Canada under contract — see our Privacy Policy.
