For property managers

Manage every strata and condo corporation to an audit-ready standard.

Each corporation held to its own province's rules, every decision written down as it happens, and books that reconcile to the cent — plus a workspace of its own for every council you manage. Run every building to the standard your clients, and the regulators, expect.

  • BC, Alberta & Ontario
  • A workspace for every council
  • Audit-ready records
  • Data stored in Canada

A day in the life

A portfolio of corporations, each to its own statute — without the spreadsheet sprawl.

Without ManageStrata

  • Keeping three provinces' rules, thresholds and notice periods straight in your head
  • Rebuilding a Form B or status certificate by hand for every estoppel request
  • Hunting through email to prove who approved what, when a dispute lands
  • Reconciling each corporation's books in a separate, fragile spreadsheet

With ManageStrata

  • Each corporation is held to its own province's rules — BC, Alberta and Ontario
  • Produce the certificate your province issues, in a click, from live fees and balances
  • Every vote, approval and posting written down as it happens, ready to export
  • Operating and reserve books that reconcile to the bank, line by line, per corporation

Every province, its own rules

The right rules for every province you work in

Reserve-study cycles, vote thresholds and notice periods differ across BC, Alberta and Ontario. ManageStrata applies the right ones for you and issues the certificate that province actually uses — so every corporation is handled to its own act, not a generic template.

  • British Columbia, Alberta and Ontario, each held to its own act
  • The right reserve-study cycle, vote threshold and notice period every time
  • Form B and Form F in BC, Information Certificates in Alberta, Status Certificates in Ontario

Documents & owner comms

Documents that file themselves

Uploads are auto-classified, reserve-study components are extracted, and red flags are surfaced before they become problems. Ask a question and get a page-cited answer. Reach owners by announcement, email, or SMS — with consent tracked the way the law requires.

  • New uploads sorted, and reserve studies read into your asset list
  • Ask a question, get the page — and get told what looks risky
  • Announce to owners by email or text, with consent recorded (PIPA/PIPEDA)

One platform, every corporation

Give every council a workspace of its own

Councils increasingly want to see the building for themselves — the documents, the dates, the money — without asking you for a report first. Give them that view and the questions stop arriving one email at a time.

They see, you decide

Each council gets its own workspace on the corporation you manage, and you keep control of what it holds.

Fewer status emails

The compliance calendar and the ledger answer the questions councils used to send you between reports.

Renewals you can evidence

When the contract comes up, the record shows what was done and when — decision by decision.

Frequently asked questions

Which provinces' rules does ManageStrata support?
British Columbia, Alberta and Ontario. Each corporation gets its own province's reserve-study cycle, vote thresholds and notice periods, and the certificate that province actually issues — BC Form B/F, an Alberta Information or Estoppel Certificate, or an Ontario Status Certificate.
Can I generate a Form B or status certificate?
Yes. ManageStrata produces the information or status certificate your province issues for a lot, filled from the corporation's own fees, fund balances and special-levy status — and anything it doesn't hold is marked ‘None on record’ rather than left blank for someone to guess at.
Is there an audit trail of who did what?
Yes. Every vote, minute approval and financial posting is written down as it happens and can't be edited or deleted afterwards — so the record stands up at an AGM, in a dispute, or when you hand a building on. Records are kept for at least as long as the BC Strata Property Act and PIPA/PIPEDA require.
Can I reconcile the bank statement?
Yes. Paste in a bank statement and it matches deposits and withdrawals against what you recorded, then shows you anything missing on either side. Operating and reserve each keep their own ledger with running balances, ready for the AGM.
Can it help me choose a contractor for a job?
Yes. Keep a vendor directory with certificate-of-insurance and WorkSafeBC expiry tracking, research a vendor's Google rating and reviews in one click, then have AI read the work order and rank your vendors by trade fit, valid insurance, and reputation — and assign the best one to the job.
