In short
A strata in North Vancouver doesn’t need a management company. The Strata Property Act lets the owners’ elected council run it. Of the city’s 1,195 stratas, 547 have four lots or fewer and 648 have five or more. The five-or-more group needs a depreciation report; every strata, whatever its size, holds an AGM, passes a budget and keeps its records.

Running a strata in North Vancouver
The registry files North Vancouver's stratas under two names: 968 under North Vancouver and 227 under the District of North Vancouver. This page counts both, 1,195 in all.
The two lists look different. Of the 968, 515 have four lots or fewer, and most of those have just two. The District's 227 run larger, with a typical strata of 23 lots.
The registry names a management company for 36 of 150 North Vancouver stratas we sampled, and 82 of 150 in the District. A two-lot strata on its own and a larger complex with a manager need the same things from their council: the deadlines in view, the two funds kept apart, and an AGM that happens on time. ManageStrata does that either way.
What the Act asks of a North Vancouver strata
- Every strata holds an annual general meeting, has its owners approve a budget, keeps a contingency reserve fund and keeps minutes of its meetings.
- Four lots or fewer: no depreciation report is required. The rest of the Act still applies.
- Five lots or more: A strata of five or more lots must obtain a depreciation report and renew it every five years. In North Vancouver, as across Metro Vancouver, the first one was due by July 1, 2026.
The same rules apply in West Vancouver, Vancouver and the rest of the Metro Vancouver Regional District.
What it costs
Management companies in BC typically charge $25 to $60 a lot each month. For a 28-lot strata, the typical size in North Vancouver once you pass four lots, that is $700 to $1,680 a month.
ManageStrata is free for a strata of 4 lots or fewer. A 28-lot strata pays $106.20 a month. It tells your council what’s due before the date, keeps the operating fund and contingency reserve apart, and runs the AGM from notice to minutes. If you keep a manager, ManageStrata works alongside them. See pricing for every size.
