Strata management in Kamloops
Kamloops stratas run larger than the BC norm, so almost every council in the city has a depreciation report to commission and a full AGM to run.
Free for stratas of 4 lots or fewer, with no time limit.

In short
A strata in Kamloops doesn’t need a management company. The Strata Property Act lets the owners’ elected council run it. Of the city’s 313 stratas, 43 have four lots or fewer and 270 have five or more. The five-or-more group needs a depreciation report; every strata, whatever its size, holds an AGM, passes a budget and keeps its records.

Running a mid-sized strata in Kamloops
The typical Kamloops strata has 26 lots, where the typical BC strata has 5. Only 43 of the city's 313 stratas have four lots or fewer, and 126 have between 31 and 100.
A strata of 30 or 40 lots is where a council starts thinking about hiring a manager, and where the monthly bill makes them think twice. It is also big enough to share the work: a treasurer on the books, someone on maintenance, someone on the AGM. ManageStrata gives each of them the same view of what's due, lets owners reply to the AGM notice and vote from home, and drafts the minutes for a council member to approve.
What the Act asks of a Kamloops strata
- Every strata holds an annual general meeting, has its owners approve a budget, keeps a contingency reserve fund and keeps minutes of its meetings.
- Four lots or fewer: no depreciation report is required. The rest of the Act still applies.
- Five lots or more: A strata of five or more lots must obtain a depreciation report and renew it every five years. In Kamloops, as everywhere outside Metro Vancouver, the Fraser Valley and the Capital Regional District, the first one is due by July 1, 2027.
The same rules apply in Sun Peaks, Logan Lake and the rest of the Thompson-Nicola Regional District.
What it costs
Management companies in BC typically charge $25 to $60 a lot each month. For a 32-lot strata, the typical size in Kamloops once you pass four lots, that is $800 to $1,920 a month.
ManageStrata is free for a strata of 4 lots or fewer. A 32-lot strata pays $115.80 a month. It tells your council what’s due before the date, keeps the operating fund and contingency reserve apart, and runs the AGM from notice to minutes. If you keep a manager, ManageStrata works alongside them. See pricing for every size.
