In short
A strata in Coquitlam doesn’t need a management company. The Strata Property Act lets the owners’ elected council run it. Of the city’s 962 stratas, 565 have four lots or fewer and 397 have five or more. The five-or-more group needs a depreciation report; every strata, whatever its size, holds an AGM, passes a budget and keeps its records.

Running a strata in Coquitlam
565 of Coquitlam's 962 stratas have four lots or fewer. 274 have more than 30, and only 123 sit in between.
The two ends need different things. A strata of four lots or fewer needs no depreciation report and pays nothing for ManageStrata, but it still holds an AGM, keeps minutes and produces a Form B when an owner sells. A 100-lot complex has all of that, plus a depreciation report, a larger budget and, for 56 of the 150 Coquitlam stratas we sampled, a management company on record.
Where the registry records a height, 12 of the 64 sampled are ten storeys or more. Of the 73 with a year built on record, the median is 2005.
What the Act asks of a Coquitlam strata
- Every strata holds an annual general meeting, has its owners approve a budget, keeps a contingency reserve fund and keeps minutes of its meetings.
- Four lots or fewer: no depreciation report is required. The rest of the Act still applies.
- Five lots or more: A strata of five or more lots must obtain a depreciation report and renew it every five years. In Coquitlam, as across Metro Vancouver, the first one was due by July 1, 2026.
The same rules apply in Port Coquitlam, Port Moody, Burnaby and the rest of the Metro Vancouver Regional District.
What it costs
Management companies in BC typically charge $25 to $60 a lot each month. For a 53-lot strata, the typical size in Coquitlam once you pass four lots, that is $1,325 to $3,180 a month.
ManageStrata is free for a strata of 4 lots or fewer. A 53-lot strata pays $166.20 a month. It tells your council what’s due before the date, keeps the operating fund and contingency reserve apart, and runs the AGM from notice to minutes. If you keep a manager, ManageStrata works alongside them. See pricing for every size.
