In short
Most Burnaby stratas work with a management company, and ManageStrata works alongside it. None has to: the Strata Property Act lets the owners' elected council run the strata. Of the city’s 735 stratas with a lot count, 156 have four lots or fewer and 579 have five or more. The five-or-more group needs a depreciation report; every strata, whatever its size, holds an AGM, passes a budget and keeps its records.

Running a large strata in Burnaby
Burnaby's stratas are the largest of any city in these guides. 215 of the 735 with a lot count have more than 100 lots, and the typical one with five or more has 63.
Of 150 Burnaby stratas we sampled, the registry records a height for 102, and 37 of those are ten storeys or more. It records a year built for 109: the median is 2008, and 48 were built in 2010 or later.
The registry names a management company for 91 of the 150. For those councils the question isn't whether to self-manage. It's what the council still has when the manager changes. In ManageStrata every document, set of minutes, vote and ledger entry belongs to the corporation, and the council can end one manager's access and invite the next without losing any of it.
What the Act asks of a Burnaby strata
- Every strata holds an annual general meeting, has its owners approve a budget, keeps a contingency reserve fund and keeps minutes of its meetings.
- Four lots or fewer: no depreciation report is required. The rest of the Act still applies.
- Five lots or more: A strata of five or more lots must obtain a depreciation report and renew it every five years. In Burnaby, as across Metro Vancouver, the first one was due by July 1, 2026.
The same rules apply in New Westminster, Vancouver, Coquitlam and the rest of the Metro Vancouver Regional District.
What it costs
Management companies in BC typically charge $25 to $60 a lot each month. For a 63-lot strata, the typical size in Burnaby once you pass four lots, that is $1,575 to $3,780 a month.
ManageStrata is free for a strata of 4 lots or fewer. A 63-lot strata pays $190.20 a month. It tells your council what’s due before the date, keeps the operating fund and contingency reserve apart, and runs the AGM from notice to minutes. If you keep a manager, ManageStrata works alongside them. See pricing for every size.
