Strata management in Langley
Langley's stratas run large, and many already work with a management company. ManageStrata works alongside one, or without.
Free for stratas of 4 lots or fewer, with no time limit.

In short
Many Langley stratas work with a management company, and none is required to: the Strata Property Act lets the owners' elected council run it. Of the city’s 759 stratas, 223 have four lots or fewer and 536 have five or more. The five-or-more group needs a depreciation report; every strata, whatever its size, holds an AGM, passes a budget and keeps its records.

Running a strata in Langley
The registry files Langley's stratas under two places: 278 under Langley and 481 under the Township of Langley. This page counts both, 759 in all.
They run larger than most of BC's. The typical one with five or more lots has 42, and 336 have more than 30. In the Township, 252 of 481 are EPS plans, the series for newer, electronically filed plans.
The registry names a management company for 108 of 150 Langley stratas we sampled, and 64 of 150 in the Township. If yours is one of them, ManageStrata isn't a replacement. It gives the council its own view of the deadlines, the documents and the books, and the record stays with the corporation when the manager changes.
What the Act asks of a Langley strata
- Every strata holds an annual general meeting, has its owners approve a budget, keeps a contingency reserve fund and keeps minutes of its meetings.
- Four lots or fewer: no depreciation report is required. The rest of the Act still applies.
- Five lots or more: A strata of five or more lots must obtain a depreciation report and renew it every five years. In Langley, as across Metro Vancouver, the first one was due by July 1, 2026.
The same rules apply in Surrey, Maple Ridge, Pitt Meadows and the rest of the Metro Vancouver Regional District.
What it costs
Management companies in BC typically charge $25 to $60 a lot each month. For a 42-lot strata, the typical size in Langley once you pass four lots, that is $1,050 to $2,520 a month.
ManageStrata is free for a strata of 4 lots or fewer. A 42-lot strata pays $139.80 a month. It tells your council what’s due before the date, keeps the operating fund and contingency reserve apart, and runs the AGM from notice to minutes. If you keep a manager, ManageStrata works alongside them. See pricing for every size.
